We guarantee that if you aren’t completely satisfied with our services, you have the right to cancel our Buyer Representation Agreement by giving 30 days written notice. This must be prior to an offer being submitted and accepted. We will conduct a buyer consultation session to discuss your needs and goals, and to plan the search for your property. We will provide helpful guidelines for finding a property that will meet your criteria and we will discuss showing procedures. During this meeting we will also discuss a lending options and pre-qualification or pre-approval appointment with a reputable lender to identify your range of affordability and to increase your negotiating strength. We will also discuss other services that will be used during the purchase process.
We Will Provide Professional Guidance
We promise to show you the properties that meet your home search criteria and to provide professional guidance as we show properties and submit any offers on your behalf. We will discuss the positive and negative features of a property that may affect its value and future resale. We will always keep your best interest as our highest priority.
We Will Represent You in a Professional Manner
We will represent you in a professional manner and will negotiate effectively to get you the best price and terms possible in any situation.
Negotiation and Comparable Market Analysis
We will prepare a negotiation strategy for the property you have selected, including a professional written Competitive Market Analysis and advice on the initial price and terms to offer where permitted.
Professional Offer Preparation
We will prepare a written offer on the property you choose to purchase, with terms approved by you. We will submit all offers in a professional and timely manner. We will keep you informed and update on the progress of purchase and will keep track of important contractual dates and deadlines.
Team and Affiliate Performance
Our team will provide the highest level of service through the purchase process and we will provide recommendations for other professionals to help the process move forward in a professional and timely manner. Although you always have a choice of which professionals you use in the purchase process, we can provide suggestions for proven professionals as needed.
We Will Review the Property Disclosure and Home Inspection
We will thoroughly review with you the seller's written property disclosure statement to enable you to accept or specify the remedy for each fault disclosed. Remedies for any disclosed faults should be addressed during the due diligence negotiations. We will review with you all inspection reports and other documents pertaining to the condition of the property and disclose all physical defects of the property that are known to us. We will also negotiate with the property seller and their agent for any requested repairs and we will ensure that the repairs are completed in a satisfactory and timely manner.
Final Walk-Through
We will accompany you on a thorough walk-through of the property (if one is provided for in the sale contract) before closing, and we will assist you in dealing with any problems discovered during the walk-through.
We Will Provide After-Sale Service
We will contact you after the closing to follow up on any remaining details or service needs.
